Do it Yourself vs. Hiring a Tile and Grout Cleaning Company
Tile and Grout Cleaning with a mop, bucket, and scrub-brush can be fairly challenging to say the least! Even with the best store-bought cleaners, it takes a lot of time and elbow grease to loosen the dirt that is deeply embedded in your porous tile and grout.
If you decide to use a mop and bucket you’ll soon notice that as you put your mop back in the bucket the water becomes dirty, and guess what? Now you’re cleaning with dirty water! The dirty water then goes right back into those porous grout lines that you’ve just cleaned. So if you feel like you’re getting nowhere fast, you’re probably right! The good news is, there’s a much better way to get your tile and grout cleaned.
Say goodbye to ALL the dirt!!!
Our powerful tile floor deep cleaning system can achieve far better results in a fraction of the time. We use very hot water, high water pressure, and intense suction power to lift and extract deeply embedded dirt up and out from your tile and grout. All the dirt goes back into our cleaning van, never to be seen again! The process is similar to our carpet cleaning method but at higher pressure levels, appropriate for tile and grout. Here are the details as to how we achieve fantastic results…

STEP 1 - REMOVE ALL THE DIRT FROM YOUR TILE AND GROUT
The first step in our tile and grout cleaning process is to remove all of the dirt from deep within your tile and grout. We do this by first spraying an environmentally friendly alkaline pre-spray (Procyon) over your entire floor. This cleaning agent penetrates way down deep inside your dirty tile and grout, loosening up all the dirt and grime that may have been left there for years.
After a few minutes of dwell time, we then flush out the dirt (and all the other nasties) with very hot water and at high-pressure, forcing the dirt up and out and back into our cleaning van. It’s much like a pressure washing system, but in this case, all the water stays inside the blue tile and grout cleaning equipment that you see in the pictures below.
The process is so thorough it will even pass the white glove test. And with a temperature of over 200 degrees Fahrenheit (hot enough to kill the bacteria in your floor) we guarantee a sanitized floor when we’re done with the tile cleaning. With this first step alone; we often see tremendous improvement, as the pictures below demonstrate.
STEP 2 - WHITEN AND BRIGHTEN YOUR GROUT LINES
Once we’ve removed all the dirt from your tile and grout, we then assess whether your grout lines have been stained. If so, you may want us to apply a grout whitener to remove those stains from your grout lines. Cleaning with a grout whitener will remove those stains typically found around sinks, stoves, dishwashers, and eating areas. This process makes black grout lines blacker and white grout lines whiter and brighter.
We apply the grout whitener directly to the grout, letting it soak in and dwell for a few minutes. We then extract the whitener back into our cleaning van. We typically see the entire floor looking like new after this second step.
If you schedule a tile and grout cleaning with ALL CLEAN!, LLC there will be no obligation to do this second step. If you’d like; we can do a little experiment on a few grout lines just to see if this cleaning process is worth the additional cost to you.
There is one exception though, and that is with bathrooms for which we have a fixed rate. We always apply grout whitener when cleaning bathrooms because the staining of bathroom floors is inevitable. When using this process on a bathroom floor we see tremendous results!

STEP 3 - APPLY A GROUT SEALANT TO MAKE CLEANING EASIER FOR YOU
If you find your tile and grout looking pristine after the first two stages (like it did when it was brand new) you may want to consider sealing your grout lines. Grout sealing is exactly as the name implies. Your porous grout lines are sealed, making them less penetrable to dirt and stains.
Professional tile cleaning will still be advised on an annual basis, but sealing will make it easier for you to clean in the interim. Please keep in mind that if you decide to seal your grout lines, steps 1 and 2 are required in order to achieve the best results possible. If either of the first 2 steps are omitted, then any pre-existing dirt or stains will be sealed in as well. We always want to make your tile and grout look their very best before sealing your grout lines!

What They Say About Our
Tile & Grout Cleaning
Sparkling Clean Tile
Hi Joe – I just wanted to send a note and say what a great job your sons did on my tile floors today! Not only did they get them sparkling clean, they were both so pleasant and the communication from start to finish was awesome. They represent you and your business well!!
Tile and Grout Looks Like New
Quote for work to be performed was clear. They were on time, polite, and the work was excellent. The carpets look great and my tile floor and grout looks like new. Thank you!
Very Meticulous
ALL CLEAN!, LLC has done my carpets for five years and I always feel delighted with the results. I have wool Berber carpeting throughout my nearly 6,000 square foot home so there’s a lot to be done. Joe and his son are very meticulous and as kind as they are caring. I never worry when they do our carpets! They have also done an excellent job cleaning our bathrooms’ tile—they look new when they’re finished. And they have also cleaned sofas and chairs—the upholstery looks great. Joe and his son are a rare business in today’s society—they truly care about giving excellent service and work diligently to make things perfect. I could not be happier! Oh, yes, you might like to know that we have two BIG hairy dogs—a Newfoundland and a Bernese Mountain Dog— so you can imagine how much we appreciate what Joe and his son do cleaning for us!
Wonderful Job
Joe did a wonderful job on our tile floor in the kitchen, and made our 5 year old carpet look like new again! We’ll never use anyone else!

Excellent Job on Tile
Joe did an excellent job cleaning our tile and carpet. He was very knowledgeable & professional.
Stanley Steamer Wasn’t as Good
We were looking for a carpet & tile cleaner for my Mom’s house for prospective buyers/renters. I thought the living room was going to be replaced but All Clean restored it to looking nearly new. Stanley Steamer cleaned the carpet about 3 years ago and it didn’t look any better so I was shocked to see All Clean’s results. They also did an excellent job on the kitchen floor tile.
Tile Looks Amazing!
We are so pleased with the results! Our kitchen floor [tile] looks amazing and the carpets are fluffy again.
Tile Looks Brand New!!
We were so thrilled with the results of our cleaning. The 5 year old tile / grout in white looks brand new!! The kitchen looks like we had never cooked / eaten in here. Thanks so much!
Tile Looks Much Cleaner
Thank you for giving us tips on how to clean up after our pets. The family room looks great & the tile / grout look much cleaner.
Carpet & Tile Done Right
Joe does a great job on carpet and tile. Always on time. He takes his time and does it right. Very professional. Simply can’t say enough.
Tiles Look Brand New
Joe did a GREAT job! My bathroom tiles look brand new – and they’re 29 years old. Saved a lot – instead of buying an acrylic tub liner, the cleaning and regrout look beautiful. Carpets also look so good now. Nice guy, great results.
Nicely Done, But…
Carpets were nicely done & very clean. Very disappointed in kitchen as it looked no different. Felt I wasted my money. Tech said dirt in grout was organic (not sure what else it could be) & the chemicals necessary to clean it would be injurious to his health.
Answer: The stains were synthetic, ie. artificial food dye. The issues regarding the chemicals and health have long been resolved as I now have a safe chemical that does a fantastic job removing stains from grout lines.

Frequently Asked Questions about Our Tile & Grout Cleaning Services
What types of hard-surface flooring do you clean?
We clean the following hard surface floor types: Ceramic, Porcelain, Slate, Travertine, Saltillo, Terra Cotta, Vinyl, Quarry, Brick, and Concrete. We do NOT clean the following floor types: Laminate, Linoleum, Marble, Resilient, Bamboo, and Cork.
Do you recommend color sealing grout lines?
I don't recall ever meeting a customer who was happy with this process. They hire a company to apply this grout coloring and over time, they see their grout lines flake and chip away. Then they're faced with the decision whether to have them repainted (very expensive) or removed entirely (also very expensive). This is why we do not recommend color grouting or color sealing. It may look good at first, but in our opinion, it's not a good long-term solution.
Parts of my grout lines are missing. Should I clean or repair? Which comes first?
We've gone into many homes where the customer has matched their new grout repair to what they thought was the color of their original grout. But what they actually did was match the new grout to the dirty grout lines! Once cleaned, the grout looks uneven. We recommend cleaning first so that this doesn't happen.
