Do it Yourself vs. Hiring a Professional Tile and Grout Cleaning Service
If you decide to use a mop and bucket instead of hiring a professional tile and grout cleaning service, you’ll soon notice that as you put your mop back in your bucket, the water becomes dirty, and guess what? Now you’re cleaning with dirty water! The dirty water then goes right back into those porous grout lines where you’ve just cleaned. Our professional tile and grout cleaning service can achieve far better results in a fraction of the time. We use very hot water, high water pressure, and intense suction power to lift and extract deeply embedded dirt up and out from your tile and grout. All the dirt goes back into our cleaning van, never to be seen again! The process is similar to our carpet cleaning method but at higher water pressure levels, appropriate for tile and grout cleaning. Here are the details as to how we consistently achieve fantastic results…


STEP 1 - Clean All the Dirt From Within Your Tile and Grout
The first step in our tile and grout cleaning service is to remove all of the dirt from deep within your tile and grout. We do this by first spraying an environmentally friendly alkaline pre-spray (Procyon) over your entire floor. This cleaning agent penetrates deep inside your dirty tile and grout, loosening up the dirt and grime that may have been left there for years.
After a few minutes of dwell time, we then flush out the dirt (and all the other nasties) with very hot water and at high-pressure, forcing the dirt up and out and back into our cleaning van. It’s much like a pressure washing system, but in this case, all the water stays inside the blue tile and grout cleaning service equipment that you see in the pictures below.
Our tile and grout cleaning service is so thorough it will even pass the white glove test. And with a temperature of over 200 degrees Fahrenheit (hot enough to kill the bacteria in your floor) we guarantee a sanitized floor when we’re done with the tile and grout cleaning. With this first step alone; we often see tremendous improvement, as our pictures at the bottom of this page demonstrate.
STEP 2 - Remove the Stains from Your Grout Lines
After the first step of our tile and grout cleaning service of removing all the dirt from your tile and grout, we then assess whether your grout lines have been stained. Cleaning with a grout whitener will remove those stains typically found around sinks, stoves, dishwashers, and eating areas. This second step of our tile and grout cleaning process makes black grout lines blacker and white grout lines whiter and brighter.
To do this, we apply a grout whitener directly to your grout, letting it soak in and dwell for a few minutes. We then extract the whitener back into our cleaning van. We typically see the entire floor looking like new after this second step of our tile and grout cleaning service.
If you schedule a tile and grout cleaning service with ALL CLEAN!, there will be no obligation to do this second step. If you’d like; we can do a sample test on a few grout lines just to see if this cleaning process is worth the additional cost to you.
There is one exception though, and that is with bathrooms. We always apply grout whitener when cleaning bathrooms because the staining of bathroom floors is inevitable. When using this second step of our tile and grout cleaning service on a bathroom floor we see tremendous results!


STEP 3 - Apply a Grout Sealant
If after the second step of our tile and grout cleaning service you find that your tile and grout looks brand new, you may want to consider sealing your grout lines. Grout sealing is exactly as the name implies. Your porous grout lines are sealed, making them less penetrable to dirt and stains.
Your grout will still get dirty so professional tile and grout cleaning services are still advised annually, but sealing will make it easier for you to clean in the interim. Please keep in mind that if you decide to seal your grout lines, steps 1 and 2 are required in order to achieve the best results possible. If either of the first 2 steps of our tile and grout cleaning services are omitted, then any pre-existing dirt or stains would be sealed in as well. We always want our tile and grout cleaning services to make your tile and grout look their very best before sealing your grout lines!

Frequently Asked Questions about Our Tile & Grout Cleaning Services
What types of hard-surface flooring do you clean?
We offer tile and grout cleaning services on the following hard surface floor types: Ceramic, Porcelain, Slate, Travertine, Saltillo, Terra Cotta, Vinyl, Quarry, Brick, and Concrete. We do NOT clean the following floor types: Laminate, Linoleum, Marble, Resilient, Bamboo, and Cork.
Do you recommend color sealing grout lines?
I don’t recall ever meeting a customer who was happy with this process. They hire a company to apply this grout coloring and over time, they see their grout lines flake and chip away. Then they’re faced with the decision whether to have them repainted (very expensive) or removed entirely (also very expensive). This is why we do not recommend color grouting or color sealing. It may look good at first, but in our opinion, it’s not a good long-term solution.
Parts of my grout lines are missing. Should I clean or repair? Which comes first?
We’ve gone into many homes where the customer has matched their new grout repair to what they thought was the color of their original grout. But what they actually did was match the new grout to the dirty grout lines! Once cleaned, the grout looks uneven. We recommend cleaning first so this doesn’t happen to you.
